The best property for your family and the best property for income are often different. Decide your main purpose first, and the rest of the search gets much easier.
Start with three questions
- Who will live there, and when? Now, in a few years, or at retirement?
- Can I carry the monthly payment without rent?
- How long will I stay abroad?
If your main goal is family
- Prioritise schools, hospitals and neighbourhood safety
- Choose size and layout for how your family really lives
- Think about a location close to relatives
- See condo vs house and lot
If your main goal is income
- Prioritise transport, offices, universities and rental demand
- Smaller, well-located units are often easier to rent
- Compute net yield and stress-test for empty months: rental yield explained
- Plan who manages the unit while you are abroad
If you want both
Many OFWs choose a well-located unit that can be rented out now and used by the family later. Be realistic: dual-purpose choices involve compromises, and returns are never guaranteed.
Match the choice to your finances
| Situation | Leans toward |
|---|---|
| Stable income, family planning to return home | Family-first property |
| Extra savings, no plan to live there soon | Income-first property, with a conservative budget |
| Tight monthly budget | Smaller unit or lower price; delay buying until emergency fund is solid |
Before you commit
Keep an emergency fund, avoid stretching your budget, and review the common mistakes.
Frequently asked questions
Should I buy property for family or investment?
Decide your main purpose first. Family-first buyers prioritise livability; income-first buyers prioritise location and rental demand. Many OFWs aim for both.
How much should I commit monthly?
Choose an amount you can pay comfortably even without rent, after your own expenses and family support.
