A project viewing is where numbers meet reality. Whether you visit in person or join by video call, here is what a good viewing day looks like and what to check at each stage.
Morning: the sales gallery
Ask for the price list, floor plans, payment terms and the expected turnover date. Request a written computation for the unit you like. Note how clearly the team answers difficult questions.
Late morning: the model unit
Model units are staged to look spacious. Check the actual floor area and ceiling height on the plan, and compare with your own furniture and lifestyle. Ask what is included in the unit and what is only for display.
Midday: the site and the building
- Construction progress versus the stated schedule
- Lobby, elevators, parking and amenities
- Fire exits and building security
- Noise from roads, construction or neighbouring buildings
Afternoon: the neighbourhood
Walk to the nearest transport, groceries, schools and clinics. Visit at different times, for example rush hour and evening, to see traffic and noise. Check flooding history and drainage with locals.
Viewing remotely from abroad
- Ask for a live video walk-through instead of only a recorded tour
- Request clear footage of the actual floor, view and surroundings
- Have a relative or representative visit on your behalf if possible
- Take notes and ask for answers in writing
Questions to take with you
- What is the total price and what fees are not included?
- What is the developer’s turnover record on past projects?
- What are association dues and how will they change?
- What happens if turnover is delayed?
After the viewing
Sleep on it. Compare at least two projects, and verify the broker and developer before reserving: scam-protection guide. Prepare your papers using the documents checklist.
Planned for this series: behind-the-scenes site footage from real project visits.
Frequently asked questions
Can I view a condo project from abroad?
Yes. Many projects offer live video walk-throughs and virtual tours. A live walk-through of the actual unit area is more useful than a recorded one.
What should I check on a model unit?
Real floor area, ceiling height, what is included, and how the layout fits your furniture and lifestyle.
