Cavite Technopark | Industrial Land for Sale in Naic Cavite

Cavite Technopark is ALLHC’s second industrial estate in the South.

AyalaLand Logistics Holdings Corp. (ALLHC) said land development on the expansion of the Cavite Technopark is underway to cater to demand for sites.

Dedicated to locators not registered with the Philippine Economic Zone Authority (PEZA), phase 3 of the Cavite Technopark is targeted by the second quarter of 2023.

Located in the municipality of Naic in Cavite, the Cavite Technopark was initially launched in 2015 with an area of 118 hectares. The estate now boasts a 166-hectare area spanning three phases.

Cavite Technoparks

A development dedicated to light to medium, non-polluting enterprises. Similar to Laguna Technopark, Cavite Technopark will cater to manufacturing investors that specialize in Electronics, Automotive, Consumer Products, Food Processing, and Pharmaceuticals. PEZA-registered companies occupy Phase 1, while non-PEZA-registered companies are in Phase 2. Industrial lots, ranging from 5,000 sqm to 15,000 sqm, are available for sale or lease to both PEZA-registered and non-PEZA locator companies.

More ongoing infrastructure projects are primed to boost Cavite Technopark’s accessibility and connectivity, such as the Cavite-Laguna Expressway (CALAX), the Manila-Cavite Expressway (CAVITEX) extension, the Cavite-Tagaytay-Batangas Expressway (CTBEX), and the Bataan-Cavite Interlink Bridge. In January 2021, ALLHC broke ground for the second phase of its ALogis Naic ready-built facilities within Cavite Technopark, which will add 16,000 square meters (sq.m.) gross leasable area to the existing 13,000 sq. area of the first phase.

A 32-km bridge, it will start at Barangay Alas-asin in Mariveles, Bataan, cross Manila Bay, and end at Barangay Timalan in Naic, Cavite. Once the bridge is completed, motorists will supposedly be able to drive from one end to another in 20-30 minutes.

The proposed bridge access in Naic shall be approximately 10 minutes away from Cavite Technopark.

ASSOCIATION

• Locators shall become members of an Association that will manage, administer, and deliver all essential services.

CONDITIONS OF OWNERSHIP

• Single lots may not be subdivided without the developer’s prior written consent.
• Locators are to conform to the environmental standards prescribed by the Operations Manual and/or by the government.

LAND USE

• Industrial & Logistics Operations and Research & Development Facilities

BUILDING AND ARCHITECTURE

• Maximum of two (2) floors for industrial purpose buildings; four (4) floors for office buildings or mixed-use industrial and office.
• Maximum site coverage: 70% of lot area. The remaining 30% is for parking, internal roads, and open spaces.
• Setbacks: At least 10.0 meters from the lot boundary fronting a street and at least 5.0 meters from the lot boundary not fronting a street.
• Perimeter walls/fences: Not required (except for SEZ lots). Maximum height 2.0 meters. Barbed wire is prohibited. SEZ locators are required to construct a fence on the property line which coincides with the SEZ boundary line.
• ACCUs are not allowed to be installed on the side of the building fronting a street. It shall be installed at a ground level of the building.

SEWAGE DISPOSAL/INDUSTRIAL WASTE

• Locators to connect to the developer’s central domestic sewerage treatment plant.
• Industrial wastewater to be treated by locators themselves

POLLUTION

• Locators to comply with all applicable rules of government agencies on air, noise and effluent pollution.
